Developers across India are partnering with internationally recognised brands to create highly curated living experiences. These projects go beyond premium addresses and amenities, offering residents hotel-style concierge services, wellness-focused facilities, bespoke interiors and the cachet of globally associated luxury branding, reflecting the growing demand among affluent Indian buyers for experiential and service-led living. Here is a look at some of the branded residences — completed, under construction and upcoming — currently shaping India’s ultra-luxury housing landscape.
1. Four Seasons Private Residences Mumbai
Located in Mumbai, the Four Seasons Private Residences consist of 26 elegant units from duplexes, garden duplexes, and sea-facing apartments to penthouses, designed by Gensler, with interiors by Yabu Pushelberg. Residents enjoy the complete Four Seasons hospitality spread: concierge, housekeeping, spa, banquet spaces, rooftop facilities, and curated lifestyle experiences.
2. Three Sixty West Mumbai
Three Sixty West is a twin-tower luxury mixed-use development shared by The Ritz-Carlton Hotel and The Residences in Worli, Mumbai. It was developed by Oberoi Realty and designed by Kohn Pedersen Fox. It proffers high?end finishes, sea?facing views, and access to The Ritz?Carlton hotel services, including spa, pools, meeting spaces, and multiple F&B outlets.
3. M3M Elie Saab Gurgaon and Noida
A joint venture set to culminate between 2030-2032, M3M Elie Saab combines the dynamic innovation of M3M with the exquisite craftsmanship and intricate detailing of Elie Saab. Co-designed façades and interiors are set to bring couture?led aesthetics, bespoke finishes, and signature colour palettes into around 950 homes spread across the two cities.
4. Taj Skyscape Noida
These Taj branded residences are part of a larger project integrating 74 elegant, serviced apartments alongside a Taj hotel. The residences, to be developed in partnership with Gulshan Group, will be positioned as hospitality-managed luxury homes with access to exclusive amenities and Taj services.

5. Whiteland Westin Residences Gurgaon
This project, developed by Whiteland Group in Gurgaon, is being marketed as India’s first standalone Westin?branded residential tower. The development includes luxury apartments with wellness-focused amenities, concierge services, and Marriott branding. With construction still ongoing, publicly discussed possession timelines range around 2029-30.
6. Lodha World Towers Mumbai
Developed by Lodha Group, the project includes World One, World View, and World Crest towers and is known for its high-end residences, luxury amenities, and skyline prominence. Although not tied to any hotel operator, it is often grouped with India’s ultra-luxury branded-style residences because of its positioning and services.
7. Four Seasons Private Residences Bengaluru
The Four Seasons Private Residences are located in Embassy ONE, the mixed-use development also housing the Four Seasons Hotel. They offer serviced luxury living with access to hotel facilities and Four Seasons-managed hospitality services, alongside a dedicated residents’ lobby, wine chamber, private theatre, landscaped podium and other amenities.
8. The Leela Sky Villas Delhi
The Leela Sky Villas is part of a high-rise mixed-use luxury development in New Delhi linked to The Leela brand. The project has been marketed as ultra-luxury serviced residences with hotel-style amenities, panoramic city views and apartments with private pools, terraces and 360-degree views.
9. ABIL Mansion Mumbai
This is a high-rise luxury residence in Mumbai, with the interior designed by Versace Home in collaboration with ABIL Group and the façade by Hafeez Contractor. The Versace-themed interiors exhibit a double?height lobby, bespoke finishes from Italian luxury brands, and Versace?influenced colour and material palettes.

10. Prestige Nautilus Mumbai
The Prestige Group’s upcoming sea?facing ultra?luxury project in Mumbai, the Nautilus Worli, includes low?rise?to?mid?rise configured apartments, maximising views, light, and open space versus density. The project looks set to be complete between 2030 and '32.
11. Signature Global Tonino Lamborghini Residences Gurgaon
This is a collaboration between Signature Global and the Italian luxury brand Tonino Lamborghini to create branded luxury residences in Gurgaon. The project is positioned around Italian-inspired design with Lamborghini?inspired façades, interiors, and heritage elements translated into residential layouts, luxury amenities, and branded lifestyle positioning.
12. M3M Jacob & Co. Residences Noida
M3M announced a partnership with luxury jewellery and watch brand Jacob & Co. for branded residences in Noida, set to be complete in the early?to?mid 2030s. The development is positioned in the ultra-luxury category with bespoke finishes, limited units, and themed design cues in lobbies, fixtures, and common areas.
13. The Leela Residences Bengaluru
The Leela Residences Bengaluru are premium serviced residences associated with The Leela hospitality ecosystem. The project is targeted at affluent long-stay residents and luxury buyers seeking hotel-managed living in Bengaluru.

14. Taj Sky View Chennai
Taj Skyview Residences in Chennai is a branded luxury residential development associated with IHCL and AMP Group. Residents benefit from Taj?standard concierge, F&B, and hospitality services via the linked Taj hotel, positioning the project as a mixed?use luxury address combining Taj hospitality services with premium residences and office components.
15. Hyatt House Noida
Hyatt House in Noida primarily operates as an extended-stay hospitality property rather than a pure branded residential tower. The property emphasises flexible, home-like comfort with full-service amenities such as gyms, meeting spaces, and multiple F&B options.
